EPOXY COATING VS. CONCRETE POLISHING

In this installment post of the series, we’re looking at one of the most important reasons for choosing either epoxy coating and concrete polishing: long-term maintenance. This is one of the major reasons that clients seek us out, just like focusing on your business, it’s important to look at the long-term.

 

Concrete Floor Maintenance for Floor Polishing and Epoxy Coating

A floor is just like any other part of your building and business, it requires long-term concrete floor maintenance.  Floors are unique in that they are exposed to enormous amounts of use daily.  This floor usage can range from daily foot traffic, heavy fork lift traffic, product being drug across the floor, chemical spills, dropping of tooling/equipment, etc….  Some of the use is normal and some is just abuse.

 

Eventually an epoxy coating on a concrete floor will have to be recoated, how soon is determined by product, cleaning and abuse. 

To maximize the life of your epoxy coating, your concrete floor maintenance should include:

  • scrubbing 2 -3 times weekly if not daily
  • do not push and slide objects across the floor
  • try not to drop objects on the floor and clean up spills immediately. 

If you do these things you can get years out of a quality coating.  When your coating is scratched and worn beyond what cleaning with an auto scrubber can restore it will need to be sanded and recoated.  This will require the area to be shut down for multiple days.

 

Concrete polishing requires some of the same cleaning as an area that is epoxy coated. 

To maximize the life of your polished concrete, your concrete floor maintenance should include:

  • scrubbing 2 -3 times weekly if not daily
  • do not push and slide objects across the floor
  • try not to drop objects on the floor and clean up spills immediately. 

Unique to polished concrete is that in some cases you can use certain brushes to continually maintain the shine of the concrete.  If you do find that your floor is in need a refresher this can be accomplished with a high speed burnisher, relatively quick and inexpensive compared to original installation.

When it comes to long-term maintenance concrete polishing is the clear winner based on time, ease and costs.  No matter if you have coatings or polished concrete the important thing is that you maintain your floor.  No body installs carpet in their house and then doesn’t vacuum it!
